Contract Types
Construction contracts are sourced in a variety of ways. This includes searching planning databases, being included on tendering lists from employer’s agents etc. and by word of mouth. Depending on the stage JSG is appointed, and depending on the client, several different standard forms of contracts are used.
STANDARD JCT CONTRACT
Our traditional method is used when a developer has produced all the working drawings specification and schedule of works in order to obtain a (or as close to a) fixed priced contract.
An accurate cost of build can be produced due to the specific nature of the project. Variation orders and architect's Instructions are required to alter the contract, and these are approved accordingly.
DESIGN & BUILD CONTRACT
Within this contract we utilise our own architectural consultant and structural engineer to produce drawings to a specification given by the client.
This form of turnkey contract enables the developer to mitigate the risk of design onto our firm, however this also enables us to have full control over the methods of construction, which could result in a reduction in costs.
